What is the Sienna Hills PCD?

Planned Community Development document (the PCD) for Sienna Hills as adopted by Washington City Ordinance No. Z-2004-20.

The PCD is the main goverance document of Sienna Hills. It controls zoning, utility layouts, design guidelines, etc. All other goverance documents--like the CCRs, must compliment (or at least not contradict) the PCD.

"Declarant is the owner of that certain property located in Washington County, Utah described in Exhibit A hereto (collectively, the PCD Lands). Said land includes certain planning areas or "Neighborhoods" of Sienna Hills, a Planned Community Development (the PCD), as adopted by Washington City Ordinance No. Z-2004-20 (the "Ordinance"), dated February 9, 2005, being Neighborhoods 1, 2A, 2B 3, 4A, 4B, 4C, 5, 6, 7, 8, 11, 12A, 12B13, 14A, 14B, 15A1, 15A2, 15B, 16, 17A, 17B, and 18, and also includes certain open spaces, future common areas and areas to be dedicated to the public." --Recital A, CC&Rs
